Sublet — Hayes Valley studio

I'm Tomás. I'm doing a six-month fellowship in Washington, DC, and I'm subletting my Hayes Valley studio while I'm gone. The apartment is furnished, move-in ready, and two blocks from the Panhandle.

This is a straight sublet with a clear end date, not a lease takeover. I'm leaving furniture I want back in good shape, so I'm careful about who stays here.

The studio

It's a furnished studio with a queen bed, a real desk, a dresser, and a kitchen setup that includes dishes and cookware. In-unit laundry and a dishwasher make day-to-day life much easier in San Francisco.

The building has a doorman, an elevator, AC, and a gym with a key fob. Wifi is already set up and can be included in rent if that's simpler.

The building is cat-friendly. I don't have a cat, but you can bring one if the building paperwork allows it.

What I need from a subletter

One quiet professional who can keep the place tidy while I'm away. No smoking inside. Occasional overnight guests are fine. Turning the studio into a nightly crash pad is not.

If something breaks or building management sends a notice, I need you to text me. I'm not trying to micromanage from DC, but I do want problems handled before they become expensive.

The neighborhood

Hayes Valley is easy on foot for coffee, groceries, and dinner. The Panhandle is two blocks away. Golden Gate Park is nearby, and several Muni lines are within walking distance depending on where you're commuting.

Rent and dates

Rent is $2,100 a month for six months starting February 1. Utilities and wifi can be included. Security deposit is one month. I can't extend the sublet because I'm coming back on schedule.
